"Vacant land for sale by owner" there are several companies currently selling small parcels of agricultural land, describing them as ‘plots’. It may be that people are buying these ‘plots’ in the full knowledge of their real and very limited development potential. It is our experience that most buyers are seduced by the offer of a cheap plot and through naivety or misinformation buy these ‘plots’.

These so-called ‘plots’ are for sale well below residential development value yet often more than ten times the true agricultural value. Some of the sellers justify the sale of these small ‘plots’ because they believe in long-term hope value. This also applies to some buyers but most cannot afford to invest their hard-earned money in a long-term investment.

There are a number of these sites where owners have got together to form associations hoping to make joint planning applications. In the vast majority of cases the land has no real development potential at all within the foreseeable future.

These ‘plots’ are generally in Green Belts and open countryside – where housing would be contrary to all existing and imaginable planning policies.

SMALL DEVELOPERS CLAIMING TO BE
SELF-BUILD PACKAGE COMPANIES

Small developers claiming to be self-build package companies have approached a number of new self-builders. In essence they are general builders charging a large sum to construct a property, often quoting a lower price to secure the contract. The ultimate cost is generally 30-50% more than Custom Homes’ independent project management price.

Despite warnings, some of our clients have been seduced by the low build cost and signed a contract with these companies, ending up with the project going way over budget and Custom Homes being called in to help try to rescue them.
